VineWood Estate and Adventures: Short-Term Rental Agreement

1. Property & Occupancy

Property Address: 13141 Sagle Road, Purcellville, VA 20132. Maximum Occupancy: Limited to 16 guests. Exceeding this limit may result in immediate termination of the rental without a refund. Check-In/Check-Out: Check-in begins at 3:00 PM. Check-out is strictly by 11:00 AM to ensure professional cleaning of the 5,500 sq. ft. residence.

2. Vineyard & Property Rules

Vineyard Etiquette: Guests are encouraged to savor the views from our 3-acre vineyard. However, to maintain the health of the vines, guests must not harvest, prune, or tamper with the grapes or trellis systems. Acreage Access: Guests have access to the nearly 10-acre property. Please remain within the marked property boundaries and respect the privacy of neighboring estates.

3. Pet Policy

Pet-Friendly Stay: We welcome well-behaved dogs at VineWood Estate! A non-refundable pet fee of $225 applies per stay. Guest Responsibility: Owners are responsible for cleaning up all pet waste on the grounds. Pets must be supervised at all times to ensure their safety and the preservation of the home’s interior.

4. House Rules

Smoking: VineWood Estate is a strictly non-smoking and non-vaping property inside. Quiet Hours: To maintain the serenity of the Purcellville countryside, quiet hours are observed from 10:00 PM to 8:00 AM on Friday and until 11pm on Saturday. Maintenance: Please report any maintenance issues or accidental damage immediately so we can address them for your stay and future guests.

By completing a booking at VineWood Estate, the individual making the booking ("Primary Guest"), on behalf of themselves and all other individuals staying at or visiting the property under this booking (collectively, "Guests"), strictly agrees to the following legally binding terms:

Guest acknowledges that VineWood Estate is a working vineyard and rural estate consisting of nearly 10 acres of varied terrain. Risks associated with this environment include, but are not limited to: uneven ground, wet or slippery surfaces, hidden obstacles, exposed stone edges, local wildlife, insects, and varying weather conditions. All general activities, including hiking, exploring the vineyard, and general use of the grounds, are strictly self-guided. Guests voluntarily accept and strictly assume all risks of personal injury, death, or property damage related to these rural and agricultural conditions.

Guest acknowledges that the property features specialized high-risk amenities, including a swimming pool, custom flagstone pool deck, outdoor stone walkways, two (2) separate hot tubs, and a complete walkout Wellness Center and Spa (collectively, "Aquatic & Spa Amenities").

Guest understands and strictly agrees that:

• NO LIFEGUARD OR ATTENDANT is on duty at any time. Use of these amenities is at the Guests' sole and absolute risk.
• Decking, Walkways, and Unsafe Behavior: Flagstone decks, stone walkways, and pool perimeters possess natural texture variations, step-downs, and exposed edges. These surfaces become slippery when wet. Running, horseplay, diving, push-offs, jumping from elevated edges, or reckless behavior on or around the pool deck, stairs, walkways, or wet surfaces is strictly prohibited.
• Health Risks: Use of the sauna, steam room, hot tubs, or cold plunge involves significant physiological stress. Guests with high blood pressure, heart conditions, diabetes, pregnancy, or other medical concerns must consult a physician before use. Overexposure can lead to dizziness, overheating (hyperthermia), dehydration, or fainting.
• Safety Rules: Guests agree to abide by all posted safety rules and capacity limits. Glassware is strictly prohibited on the flagstone pool deck and in all wet areas.

Guest acknowledges that the property features active heat sources, including an Austrian tile stove, indoor fireplaces, and outdoor fire pits.

• Surface Temperatures: The exterior surfaces of the Austrian tile stove, fireplaces, and fire pits reach extremely high temperatures during operation and retain heat long after use. Touching these surfaces will cause severe burns.
• Supervision: Guests are solely responsible for managing open flames and heat sources. Children must be strictly kept away from the Austrian tile stove, fireplaces, and fire pits at all times.

Guest acknowledges that the home features custom interior and exterior stairs, raised stone perimeters, and multi-level walkways.

• Stairs and Railings: Handrails and guardrails are provided for balance support only. Guests must ensure all party members use stairs with care. Sitting, climbing, swinging, leaning heavily on, or pulling against handrails or balcony pickets is strictly prohibited. Any damage caused to structural fixtures or handrails by Guests or their party will be billed directly to the Primary Guest.
• Child Safety Gates: If child safety gates are made available on the property, they are provided purely as an optional courtesy. VineWood Estate does not warrant, express, or imply that provided safety gates are defect-free, suitable for any specific child, or guaranteed to prevent falls or injury. The assembly, installation, positioning, latch testing, and continuous monitoring of any safety gate are the sole responsibility of the Guest. VineWood Estate assumes no liability for child safety gates installed improperly or bypassed by a child.

VineWood Estate strongly recommends against the use of the Pool, Hot Tubs, Spa Amenities, fire pits, or stairs while under the influence of alcohol, drugs, or any medication that may cause drowsiness or impair physical coordination. If any Guest chooses to utilize these high-risk amenities while impaired, they are making a conscious decision to do so and explicitly accept 100% of the associated responsibility for any resulting injury, death, or property damage.

Adults in the booking party are solely, continuously, and absolutely responsible for the safety and constant supervision of any minors (individuals under age 18) on the property. Children must never be left unattended near the Pool, Hot Tubs, Spa Amenities, Austrian tile stove, fire pits, or open stairways, even for a moment. All necessary safety precautions and supervisory duties for children are the sole responsibility of the accompanying adults.

Guest, on behalf of themselves, their heirs, assigns, and personal representatives, hereby fully releases, waives, discharges, and covenants not to sue the owners of VineWood Estate, their members, managers, employees, and agents (collectively, the "VineWood Parties") from any and all liability, claims, actions, demands, or expenses (including attorney's fees) arising out of or in any way related to any loss, damage, personal injury, or death that may occur during the stay, regardless of whether such loss or injury is caused by the negligence (active or passive) of the VineWood Parties or otherwise.

The Primary Guest agrees to indemnify, defend, and hold harmless the VineWood Parties from and against any and all claims, demands, causes of action, damages, costs, and expenses (including reasonable attorney's fees) made by or on behalf of any member of their party (including minors) or any visiting guest for any injury, death, or property damage occurring at VineWood Estate. If any member of the Guest's party, or their visiting guests, files a lawsuit against the VineWood Parties, the Primary Guest will be responsible for all defense costs and any resulting judgments.
